The Boatyard was a derelict site with a dilapidated boatshed, quay wall and concrete oversite on made ground all in desperate need of repair. Located within a flood zone, frequently flooding at high spring tide level on the edge of the River Plym estuary and within the conservation area of Turnchapel, the site was challenging on several levels to say the least. Despite several unsuccessful attempts by previous developers to build housing on the site, our visionary client purchased the land with the aim of reviving the historic use as a working boatyard and building a home for themselves as enabling development. WoCo were tasked with carrying out full architectural services for the scheme, beginning with the creation of a masterplan that would capture the unique coastal setting, be economically viable for the client and meet the technical requirements of building within a flood zone on made ground.

As well as securing all of the necessary permissions, WoCo designed and made the octagonal Douglas Fir room frame of the house. We are currently providing architectural assistance to the project on-site, with the quay wall and made ground remediated and secured, construction of the new dwelling nearing completion and renovation of the existing boatshed due to commence soon after.
